Our Process

We adopt the following comprehensive, supportive process, built on the principle of Treating Customers Fairly and sympathy to all parties’ priorities, and focussed on realising the best possible price in a timely manner.

Pre Repossession

Historically little has been done at this stage, however there is now a pressing need to give this area focus as it becomes a key stage for Lenders. Asset 1st has made this area one of its main priorities and will inform and assist their clients at this key stage.

Valuation

AVM / Desktop property analysis prior to instructing the surveyor, using the latest data and most sophisticated systems available, will enable Asset 1st to build a comprehensive dossier on the property and help with the appointment of the best suited, INDEPENDENT surveyor to handle the specific property type in the specific area (Our Panel consists of over 500 surveyors with experience and specific knowledge of their respective local markets).

Appointment of Estate Agent

We use up to date data combined with sophisticated and bespoke systems. This enables us to select the most suitable and appropriate estate agent for a particular property type in a specific postcode area. We won’t just work with the most convenient agent, or make our decisions based on reciprocal business or national contracts – we make sure we appoint the right person for the job. We will multi list properties and offer an online auction service where appropriate to ensure a competitive atmosphere. We are also currently in the process of establishing our own bespoke online Estate Agency Portal which will give us a unique edge in this competitive market.

Appointment of Contractor

We work with the UK’s leading Contractors specialising in this type of work and they will be instructed to the particular demands and service levels of the individual Lender.

EPC / Warranty provision

We have a unique product which provides a warranty for the purchaser on all our properties where we have provided the EPC. This warranty protects the purchase on completion from unforeseen issues, including the boiler not working, plumbing and electrical issues, and much more.

Legal Solutions

Asset 1st have partnered with some of the leading Legal Services providers in the country and with the lender’s agreement, we will have properties prepared for sale from a legal standpoint. We can have the property ready for exchange of contracts & completion with minimum delay once a suitable Purchaser is found, thereby decreasing fall-through rates and the timescale from sale to completion.

Sales Management

We have a bespoke, state-of-the-art, recently commissioned system that is interactive and configurable to lender requirements. It provides milestones, online access to case files and Management Information, and ensures individual Lenders' service standards and protocols are adhered to meticulously. It is totally transparent and auditable.

Offer Stage

Whilst working closely with our chosen estate agent, we don’t simply rely on them to determine the strength of the offer. We have on going management via in house Estate Agency-experienced staff as well as Partnerships with leading Financial Services providers to qualify all potential purchasers, only then will an offer be accepted or rejected or put to the Client for approval.

Completion Stage

Often an area that is neglected, but we view Completion as an important part of the sales process. Prior to Completion we will contact the purchaser to ensure safe passage to completion and beyond.
